Off-plan sales & leasing
Keep buyer, tenant and financier collections visible by project. Review a release workflow that brings payment requests, consultant certification and accountant approval together before the bank pays.
- Project collections enter the designated escrow account
- The payment request carries consultant and accountant certification
- The bank processes payments under the project account rules
Illustrative workflow. The agreement and applicable account requirements determine the final controls.
REGA / Wafi account requirements
Off-plan sales and leasing require the relevant project licence and an escrow agreement with a licensed Saudi bank. SAMA specifies one main account per project and certified payment documents. Platform approvals do not replace those requirements.

Is CastlerX available in Saudi Arabia?
Yes. CastlerX escrow banking is available in Saudi Arabia. The demo will assess your selected workflow, account structure, bank arrangements and approval requirements. Availability is not a claim that every regulated account or deployment is supported without review.
Who holds the funds and authorises payments?
The funds remain in the applicable account at the bank. CastlerX provides technology for visibility, release conditions, approvals and reconciliation. The bank's account rules, applicable Saudi requirements and authorised instructions govern payment execution.
What does a Saudi off-plan project need?
REGA's off-plan licensing requirements include an escrow agreement with a licensed bank in the Kingdom. SAMA Rule 300.1.3.6 specifies project-account controls and payment documents certified by the consulting office and certified public accountant. A CastlerX workflow does not replace the project licence, required certification or the bank's controls.
How are real estate contributions different?
REGA's collective real estate investment scheme controls define a project escrow structure with reserve and revenue subaccounts and different withdrawal approvals. These schemes exclude real estate investment funds. Review the scheme licence, account structure and investor-distribution documentation with your custodian and advisers.
Is payment safeguarding the same as marketplace escrow?
No. SAMA Article 93 sets specific safeguarding duties for payment providers, including segregation, dedicated account purposes, daily reconciliation and required non-objections. A marketplace's commercial settlement agreement is not automatically that regulated arrangement. Your licensing status and payment model determine the applicable structure.
Does Saudi debt crowdfunding use the same model as India P2P lending?
No. SAMA's debt-based crowdfunding framework covers licensed companies financing commercial enterprises. It requires separate collection accounts and defines fundraising, disbursement and refund controls. Saudi requirements must be assessed directly rather than assumed from India's consumer P2P or RBI rules.
Does the platform replace Saudi licences or bank approvals?
No. The relevant licences, non-objections, project approvals and bank account terms remain the responsibility of the applicable parties. CastlerX supports the technology workflow; this page does not claim SAMA or REGA approval of CastlerX, Wafi certification, or a named Saudi bank partnership.
What should we bring to the demo?
Bring your use case, licensing status, intended bank account structure, release conditions and approver roles. Share any Shariah, local hosting, integration and reporting requirements so the team can assess the deployment with your bank and advisers before onboarding.
